Why we wish to sell these two properties together.

When we came here 20 and 25 years ago we came for the beauty, the Gila Wilderness,
clean water, clean air, clean soil, hot springs, and one of the last free flowing clean rivers in the United States, and now in the world, the San Francisco River. Our climate is wonderful even with the vast changes taking place now. It will always be a bastion of precious wildlife and wildlands. We hope that you will embrace these remote, unique and rare properties within your own community of stewards.

On both properties we placed covenants that protect wildlife, both are important wildlife corridors providing crossings to the mountains on either side of the river.

On the agricultural property native trees, shrubs, wildflowers and grasses have been restored and improved in the fields and in the riparian zone. The irrigated field is certified organic. At the hot springs property, the nature of the landscape and the cliffs above the river have protected all native flora and fauna.

There are more sites to build your dream homes at the hot springs property and a few on the agricultural land. The properties are a few river-miles apart, about 10 minutes by car. There is an organic farm between our properties that provides produce to hundreds of families via the farmer's market in Silver City and all the fine restaurants there. Both of us have bought summer food from Frisco Farm and put up winter produce as well since they established here. There is another small ranch nearby that provides shares in grass fed beef as well as organic eggs. Other locals sell their homegrown produce and handmade wares at the Glenwood Saturday Market from late spring through fall. They are all wonderful assets to our community.

Silver City is our closest town for groceries and sundries, entertainment and dining. It is about an hour away. A beautiful small city, and a university town with many varied options for entertainment and fun. Advanced Air provides daily non-stop flights to Phoenix and Albuquerque from Silver City. For big shopping trips and large venue entertainment, Tucson is our closest city - always beautiful and every 3 or 4 months we take trips there. It is about 3 1⁄2 hours away.

17.461 Deeded Acres. All of this acreage, the riparian area, and the land on both sides of the river have been restored with native grasses, wild flowers, shrubs and trees. It serves as an important wildlife corridor.

Permanent Well Right: 3 acre-feet per annum 'grandfathered in' domestic use with special use of well right for 1 acre of land for watering of gardens, trees etc.
Irrigation Rights: 4.15 acres irrigated (5.5 acre field with pond) On a 10 day flood irrigation schedule administered by the Pleasanton Eastside Ditch Association (PEDA) supported by the dues and gifts of our acequia community. Annual dues $110 for these 4.4 acres. As filed with the New Mexico Office of the State Engineer the amount of water (acre-feet per annum) for these 4.15 acre units consist of: 13.695 acre-feet of Diversion Right; 7.5945 acre-feet of Consumptive Right.
